Lettings

Malcolm Parker Property Services is able to provide a Lettings service offering Full Management or Tenant Find Only, whether you are a private home owner, an investment Landlord or a corporate property company.

Our accounting complies fully with current RICS bylaws and rules and an independent audit is carried out annually.

We can offer the following services.

Tenant Find and Full Property Management Service

  • Production of particulars and distribute these to applicants on our mailing list.
  • Prepare and arrange advertising.
  • Erect a letting board where appropriate.
  • Arrange viewings for prospective tenants. These can be accompanied by a member of our staff if required. Please note that accompanied viewings can only take place during office hours.
  • Referencing of potential tenants.
  • Preparation of the Tenancy Agreement.
  • Preparation of the Inventory and Schedule of Condition.
  • Collection of First Month’s Rent and Bond. The Bond will be registered with an accredited Tenancy Deposit Scheme as required by law.
  • Reading of utility meters and notifying the relevant utility companies and local authority of change of tenancy.
  • Regular inspection reports.
  • Arrangement of any routine repairs and maintenance.

Non- Managed – Tenant Find Only

Malcolm Parker Property Services can also offer a Tenant Find Only package on the following terms:

  • Production of particulars and distribute these to applicants on our mailing list.
  • Prepare and arrange advertising.
  • Erect a letting board where appropriate.
  • Arrange viewings for prospective tenants. These can be accompanied by a member of our staff if required. Please note that accompanied viewings can only take place during office hours.
  • Take up applicants’ references using an independent referencing company.
  • Ensure that an appropriate tenancy agreement is prepared and signed by the Landlord and Tenant.
  • Collect first month’s rent and deposit.
  • Deduct our fee from the first month’s rent and pay the remainder to the Landlord. Payment will be made by cheque.

Deposit

Tenancy Deposit Law was introduced on 6th April 2007 and provides protection for tenants by preventing Landlords and Letting Agents from unfairly withholding a deposit. The scheme protects all Assured Shorthold Tenancies in England and Wales. Failure to protect your Tenant’s deposit will result in you having to pay your tenant three times the amount of the deposit in compensation. If you wish to enter your Tenant’s deposit in our scheme and for us to retain the money in our Client Account a fee will be charged.

Please note that it is recommended that a full inventory, supported by photographs is also in place at the beginning of a tenancy. If required Malcolm Parker Property Services will be happy to arrange this.
